You have to be VERY careful about 'being selective'. Anything that smacks of discrimination, and you run the risk of losing your property and the rest of your assets. Definitely protect yourself with some sort of LLC or .inc .
I lost a nice summer gig as a building super after I 'dared' to lease an apartment to a black couple (Engineering grad students, nice folk, good credit, etc..). The owner lived in the penthouse, had no .llc protection. He was also bug house crazy, and ended up losing the entire building to a tenant after he assaulted the tenant (another nice guy, MBA student) and put him in the hospital.
