This can be a problem even in town on smaller properties. About 30 years ago a developer got permits to put in a condo development on a parcel behind the houses across the street from mine. In clearing the property they cut down trees that were on one of the abutters properties. The owner and his father had planted them decades before.
There were other problems with that developer, but that was the last time they violated property lines.
