Look at adjusting the "chain" to the float to be sure the flapper properly resets itself and makes a good seal.

Also, make sure the "chain" is not hung up on something and will allow the flapper to seal.

Every time I do one of these I use a kitchen scrubber and clean the flapper and seat, not the toilet seat and try to get the sediment out of the bottom of the tank.
